The 190-luxury condo, South Beach Residences, is expected to be launched in the first half of 2018.  The condo is part of the mixed-development along Beach Road.

South Beach Residences is jointly developed by City Development (CDL) and IOI Group.

The entire development includes about 500,000 sq feet of office space, 190 apartments, a 654-room hotel, about 37,000 sq ft of retail space and a 29,000 sq ft private club.

The hotel is operated by JW Marriott, which had a preview opening on Sept 2016, has around 150 rooms in operation, with rates more than $400 a night.

The homes at South Beach Residences range from 950 sq ft for a 2-bedroom unit to 6,500 sq ft for a 5-bedroom penthouse.

Every unit will have a panoramic view of the skyline and all 6 penthouses come with a private swimming pool.

The tenants in the office tower are almost full occupancy, which includes Commonwealth Bank of Australia, City Serviced Offices, pharmaceutical group Sanofi, Rabobank and Bain and Company.

The site is absolutely fantastic. Located in an ultra prime area with views of the sea, Singapore CBD skyline and the Marina Bay reservoir area.

The length of the South Beach development faces Suntec City on the southeast and the iconic Raffles Hotel on the northwest.

The breadths face Shaw Towers on the northeast and the War Memorial Park on the southwest.

The 182m tall South Beach development should offer residents a good bird’s eye view of the city landscape. Residential apartments are located in the South Tower.

The south-east facing frontage will offer fairly good glimpses of the Singapore Straits though this view will be partially obstructed by the Pan Pacific Hotel building and the 181m tall Suntec City Office Towers.

The south-west face will open onto the War Memorial Park which houses the Civilian War Memorial monument. This is one of Singapore’s most famous heritage landmarks (completed and unveiled in 1967). It is highly unlikely this site will ever be redeveloped anywhere in the near future. Beyond that is the Padang and Esplanade Park which are open greenery space. This will probably be where the prime stacks will be facing as this frontage offers the best-unbridled view of the CBD skyline and the Marina Bay area.

Diagonally across on the west side is the Raffles City mixed development. This 158m tall development will likely sit squarely in any view to the west. Northwest is the iconic Raffles Hotel which is only two stories tall. Beyond that are some mixed use buildings in the Bugis area which are limited to around 25 stories in height. Residents with a view along this northwest frontage should get a pretty good view as well.

The northwest frontage will be facing Shaw Towers (134m), Parkview Square (144m) and the future Duo Residences (192.8m). Except for these few developments, the view should be pretty much uninterrupted as the Bugis area has plenty of low built areas.

We usually expect buildings in the city area to be in near proximity to each other, especially so in land-scarce Singapore.

But the South Beach Residences site is a good exception.

Surrounded on three sides by the low built Suntec City Convention Center, the two storeys high iconic Raffles Hotel and the War Memorial Park, the South Beach Residences’ immediate surroundings are pretty open and should be a good relief from the overcrowding often seen in the city area where buildings are jam-packed together with only roads and streets acting as dividers.
